NOTICE OF PUBLIC HEARING REGARDING A PROPOSED ZONING ORDINANCE TEXT AMENDMENT
NOTICE IS HEREBY GIVEN that the Plan Commission of the City of Urbana, Illinois will hold a Public Hearing on Thursday, August 8, 2013 at 7:30 P.M. in the Urbana City Council Chambers, 400 S. Vine Street, Urbana, Illinois, at which time and place the Commission will consider the following:
Plan Case 2208-T-13: An application by the Urbana Zoning Administrator to amend the Urbana Zoning Ordinance with minor changes to Article I (General Provisions), Article II (Definitions), Article V (Use Regulations), Article VI (Development Regulations), Article VIII (Parking and Access), Article IX (Signs), Article XI (Administration), Article XII (Historic Preservation), and Article XIII (Special Development Provisions).
The Urbana Zoning Administrator is proposing to amend the Zoning Ordinance, including but not limited to the following: amend Article I. (General Provisions) to clarify purpose of the ordinance; amend Article II. (Definitions) to add and amend definitions; amend Article V. (Use Regulations) to update building code reference and limit customers in home occupation regulations; amend Table V-1. (Table of Uses) to add certain new land use categories and modernize names; amend Article VI. (Development Regulations) to clarify standards for Floor Area and Open Space calculations and what encroachments are allowed in required yards; amend Article VIII. (Parking and Access) to clarify shade tree requirements for parking lots, parking and occupancy of trailers and recreational vehicles, to provide flexibility for parking lots and Legacy Trees, and to amend Table VIII-7 (Parking Requirements by Use); amend Article IX (Signs) concerning regulations for temporary signs and rental identification signs; amend Article XI (Administration) concerning Zoning Administrator duties, determinations for variances, meetings and officers, and to clarify language on required site plans; amend Article XII. (Historic Preservation Ordinance) to clarify provisions regarding the Historic Preservation Commission and appeals for Certificates of Appropriateness; amend Article XIII. (Special Development Provisions) concerning provisions for the Boneyard Creek District; and any other changes that are deemed necessary to provide clarity and ease of administration.
