NOTICE OF FORECLOSURE SALE

PUBLIC NOTICE is hereby given that pursuant to a judgment of foreclosure, the following group of properties will be sold in one sale to the highest bidder.

The addresses of the real estate are 401, 403, 404, and 405 Edgebrook Dr.; 1501, 1503, 1507, 1509, and 1601 Kiler Dr.; 400 and 403 Briar Ln., Champaign; 1011 W. Stoughton, Urbana; 402-406 Briar Ln., Champaign; 305 E. White St., Champaign; 514 W. Bradley Ave., Champaign; all in Illinois.

The legal descriptions are as follows.

Tract 1: Lots 86 and 87 of Edgebrook Sixth Addition, as per Plat recorded in Plat Book “O” at Page 68, situated in the City of Champaign, in Champaign County Illinois.

Tract 2: Lot 84 in Edgebrook Fifth Addition, as per Plat recorded in Plat Book “O” at Page 40, situated in the City of Champaign, in Champaign County Illinois.

Tract 3: Lot 88 of Edgebrook Sixth Addition as per Plat recorded in Plat book “O” at Page 68 and Lot 92 of Edgebrook VIII Addition, as per Plat recorded in Plat Book “X” at Page 181, situated in the City of Champaign, in Champaign County Illinois.

Tract 4: Lot 91 in Edgebrook Seventh Subdivision, as per Plat recorded in Plat Book “P” at Page 55, situated in the City of Champaign, in Champaign County Illinois.

Tract 5: Lot 89 in Edgebrook Seventh Subdivision, as per Plat recorded in Plat Book “P” at Page 55, situated in the City of Champaign, in Champaign County Illinois.

Tract 6: Lots 82 and 83 of Edgebrook Fourth Addition, as per Plat recorded in Plat Book “N” at Page 110, situated in the City of Champaign, in Champaign County Illinois.

Tract 7: Lot 90 in Edgebrook Seventh Subdivision, as per Plat recorded in Plat Book “P” at Page 55, situated in the City of Champaign, in Champaign County Illinois.

Tract 8: Lot Six (6) in Block Fifty-Seven (57) of the Seminary Addition to Urbana, in Champaign County, Illinois.

Tract 9: Lot 85 of Edgebrook Sixth Addition, as per Plat recorded in Book “O” of Plats at page 68, situated in Champaign County, Illinois.

Tract 10: Lot 5 in Block 3 of a Subdivision of Block 3 in J.C. Kirkpatrick’s Second Addition to Urbana, now a part of the City of Champaign, as per Plat recorded in Book “A” at Page 189A, situated in Champaign County, Illinois.

Tract 11: Lot 1 in Homesite Addition to Champaign, as plat recorded in Book “E” at page 220, in Champaign County, Illinois.

The property is improved with apartment buildings, except for Tract 11 which is improved with a single family residence.

The real estate may not be inspected prior to sale.

The sale will be conducted in the Lincoln Room of the Champaign County Courthouse, 101 E. Main, Urbana, Illinois, by the Champaign County Sheriff at 9:00 a.m. on April 11, 2014.

The terms of the sale are Ten Percent (10%) cash or certified funds at time of sale with balance due within 24 hours. Title will be conveyed subject to confirmation of court, to all general real estate taxes, and special assessments, if any, and easements and restrictions of record.
