NOTICE OF PUBLIC HEARING REGARDING A PROPOSED MAJOR VARIANCE
NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the City of Urbana, Illinois will hold a public hearing on Wednesday, June 18th, 2014 at 7:30 P.M. in the Urbana City Council Chambers, 400 S. Vine Street, Urbana, Illinois, at which time and place the Board will consider the following case:
ZBA Case ZBA-2014-MAJ-03: a request by Prairie Signs, Inc. for a Major Variance to install a sign that is twenty feet in height onto existing non-conforming sign poles at 1303 E. Colorado Avenue, in the B-3 General Business District.
The property at 1303 E. Colorado Avenue is zoned B-3, General Business District, and is currently home to a Dollar Tree retail store. Table IX-1 of the Urbana Zoning Ordinance limits the height of freestanding signs in the B-3 District to 16 feet, if located 15 feet or more from a public right-of-way. The current sign poles at this site are setback 18 feet. The installation of a five by ten foot cabinet sign onto these sign poles will increase the height of the sign to 20 feet, which is four feet (27%) over the maximum height allowed.
The subject property is more accurately described as follows:
Lot 525 in Ennis Ridge Sixth Subdivision, a subdivision in Champaign County, Illinois, as per plat recorded in Plat Book “O” at page 12, in Champaign, County, IL.
