NOTICE OF PUBLIC HEARING REGARDING A
PROPOSED MAJOR VARIANCE
NOTICE IS HEREBY GIVEN that the Zoning Board of Appeals of the City of Urbana, Illinois will hold a public hearing on Wednesday, August 20th, 2014 at 7:30 P.M. in the Urbana City Council Chambers, 400 S. Vine Street, Urbana, Illinois, at which time and place the Board will consider the following case:
ZBA Case ZBA-2014-MAJ-05: a request by Robert Swisher for a Major Variance to construct a home addition in alignment with the exterior wall of an existing house that will encroach up to ten feet into the required rear yard at 807 South Cottage Grove Ave in the R-3, Single and Two-Family Residential District.
Table VI-3 of the Urbana Zoning Ordinance requires a lot in the R-3 District to have a minimum rear yard of ten feet. A portion of the existing house encroaches ten feet into the required rear yard, and the proposed addition would also encroach completely into the required rear by ten feet. Pursuant to the Urbana Zoning Ordinance, the Zoning Board of Appeals must recommend approval of the major variance and forward the request to City Council for approval.
The subject property is more accurately described as follows:
LOT 10 IN EASTERDAY & BLACKER’S REPLAT OF LOTS 50, 51, 52, 53, 54, 56, AND 57 OF MARTHA C. HUBBARD’S SECOND ADDITION TO URBANA AS PER PLAT RECORDED IN PLAT BOOK D AT PAGE 287, SITUATED IN CHAMPAIGN COUNTY, ILLINOIS.
