NOTICE OF JUDICIAL SALE
PUBLIC NOTICE is hereby given that pursuant to a Judgment of Foreclosure entered by the Court in the above entitled cause the property hereinafter described or so much thereof as shall be sufficient to satisfy said judgment, will be sold to the highest bidder.

B. The common address or other common description, if any, of the real estate is: 2601 Windward Blvd, Champaign, IL 61821.
C. The legal description of the real estate is:
Lot 207 in Ponds of Windsor II Subdivision, as per Plat recorded as Document Number 97R23708, situated in Champaign County, Illinois.

D. A description of the improvement on the real estate is: single family residence.
E. The real estate will not be available for inspection prior to the sale.
F. The time and place of the sale are: at 9:00 A.M. on the 14th day of November, 2014, in the Lincoln Museum, First Floor of the Champaign County Courthouse, at 101 East Main Street, Urbana, Illinois, or in a place otherwise designated at the time of sale, County of Champaign and State of Illinois.
G. The terms of the sale are: public auction with open, verbal bids; the successful bidder must deposit 10% of bid by certified funds made payable to the Sheriff; balance including the Judicial sale fee for Abandoned Residential Property Municipality Relief Fund, which is calculated on residential real estate at the rate of $1 for each $1,000 or fraction thereof of the amount paid by the purchaser not to exceed $300, by certified funds within five (5) calendar days. NO REFUNDS.
H. Title will be conveyed subject to all general real estate taxes which are a lien upon the real estate, all general real estate taxes which have not yet become due and payable, and special assessments, if any, and easements and restrictions of records, or existing leases, if any, and applicable zoning laws; property is sold “As-is, where is, with no warranties”, and without any representation as to quality or quantity of title and without recourse to Plaintiff. The sale is further subject to confirmation by the Court.

J. IF YOU ARE THE MORTGAGOR (HOMEOWNER), YOU HAVE THE RIGHT TO REMAIN IN POSSESSION FOR 30 DAYS AFTER ENTRY OF AN ORDER OF POSSESSION, IN ACCORDANCE WITH SECTION 15-1701(c) OF THE ILLINOIS MORTGAGE FORECLOSURE LAW.
