FORECLOSURE SALE

PUBLIC NOTICE is hereby given that pursuant to a judgment of foreclosure, the following property will be sold to the highest bidder.

The address of the real estate is 309 West Hensley Road, Champaign, Illinois.

The legal description is: Part of the Northeast Quarter of the Northwest Quarter of Section 24, Township 20 North, Range 8 East of the Third Principal Meridian, more particularly described as follows: Beginning at the intersection of the North line of said Section 24 and the centerline of the Hensley Drainage Ditch; thence South 89°13′36″ East 715.91 feet along the North line of said Section 24; thence South 00°46′24″ West 328.77 feet along a line perpendicular to the North line of said Section 24; thence South 35°01′36″ West 279.04 feet to a point lying on the centerline of said Hensley Drainage Ditch; thence Northwesterly approximately 810 feet along the centerline of said Hensley Drainage Ditch to the Point of Beginning, in Champaign County, Illinois.

The property is improved with a one-story industrial/warehouse/office building.

The real estate may not be inspected prior to sale.

The sale will be conducted in the first floor jury room of the Champaign County Courthouse, 101 E. Main, Urbana, by the Champaign County Sheriff at 9:00 a.m. on September 13, 2013.

The terms of the sale are Ten Percent (10%) cash or certified funds at time of sale with balance due within 5 days. Title will be conveyed subject to all general taxes which are a lien upon the real estate; all general real estate taxes which have not yet become due and payable; special assessments, if any; easements and restrictions of records; existing leases, if any; and applicable zoning laws; property is sold as-is, where is, with no warranties, and without any representation as to quality or quantity of title and without recourse to Plaintiff. Buyer shall pay all transfer tax. The property may also be subject to the United State of America’s right to redeem pursuant to 28 U.S.C. 2410(c). The sale is further subject to confirmation by the Court.
